I'm a normal Animal Crossing citizen that earns his daily thousands of bells, and I can't seem to figure out how you can afford Gracie Grace's items. Some of the items exceed the mortgage expectations! I've heard of town investing, golden shovels, and all of that. I just figure that there could be some way to afford the items easier.

Fishing, and lots of it. You can find fish that are worth up to 15,000 Bells each. This and daily activities such as fossils, hitting the special rock, etc... It just takes time. Also wait for her sale at the end of each season. Be careful though because she can be sold out of certain items during the sale.

Unless you want to hack the game using the toolkit and homebrew (not suggesting it really) just have patience.. it'll just take a while to be able to afford ONE thing in there, but it'll come in time.

Plant a lot of fruit trees, fish a lot, sell identified fossils..

That's how I made my money. Works but if you invest a lot you have to make sure you sell it that week.
