And then you have the equipment which you need to purchase. Other then that i dont see how it becomes so high, i mean its all in house not like movies with special effects costs

So when a game like KZ2 gets a $50 million budget, you think that is to pay the dev team? Lol. When dev costs rise, it is because they had to expand their team to increase manpower. Say, there is a process that is very complicated, or they need the framerate stabilized. This stuff costs (examply) x amount of money per 1/4th of a frame, they want to increase the framerate by. This is called budgeting. Now, sometimes, AAA games require extensive amounts of budgeting to get the game to their liking, and they have to make a choice:A) Add months onto a games development cycle (aka, delay the game)
B) Expand their team (meaning hire several more programmers to take the workload off and make the process go faster)
or C) borrow resources from OTHER aspects of the game, to focus on ONE aspect.
Option B is the most favorable, and the most expensive out of all of those options. Although, option A is the one most often picked.
