i think you gotta figure in online play to really get the true replay value. l4d can only be played through a couple times at most before it gets real old but online you can play for ever. i like rainbow six vegas 2. only played through it once but played online tons. that game had a very high replay for me. with oblivion i played through once and pretty much left it alone since it takes so long to do. in that case it was a great game but very little replay. of course the game itself had loads of sides to do while playing so playability was very high. it still took me about 100 hours to do as much as i could.
single player game: -gears of war, finished story mode at least 8 times -resident evil 5, finished story mode at least 12 times multiplayer games: cod4 wins it for me
Same. I've beaten that game 4 times and started a 4th playthrough. Just plain fun for me despite the flaws. Never wanted to play Oblivion again after beating it. Fallout is definitely worth a second play through just to be a total jerk to everyone if you were nice the first time. Battlefield: Bad Company has some of the best competitive multiplayer out there in my opinion, just a ton of fun to run around with 3 friends in a squad and mess around even if you lose the round. Crackdown has some good replay value for just messing around (e.g., playing "soccer" with the big globe with a friend in coop), and its crazy cheap now.
No one ever mentions Madden. If you are a fan, it gets played a lot.

Just like racing and golfgames. People don't understand if you like sports games they never get old. It's not about going through it and seeing everything once or twice. It's about enjoying a game over and over and over. I will race the Nurburgring, play PebbleBeach, and hit home runs out of Fenway in games over and over and over until the day I die and it will never get old!
