Mine for all is Dead Space the reason why is because the graphics were amazing and the story really made you want to play it again and again just to ravage with you skills that you have. The twists is my favorite part, but then again maybe some people already knew about it maybe not. Not only that throughout the whole game I really didnt get freaked out, but in the end that really tripped me out and I don't get scared easily.
2008 was an awesome year for games, and choosing but one title is a tough choice. However, I'd have to put it down to Fallout 3 and left 4 Dead, Fallout provided an incredible singple player experience but Left 4 Dead provided the best multiplayer action I have played in a long long time. So because I'm more of a multiplayer kinda guy I've got to plum for Left 4 Dead, not because it had the best graphics or game engine, but just beacuse it was the most damn fun.
Overall, I think I had the most fun with Gears of War 2. It didn't change much of the formula, but it didn't really need to. In terms of playtime, though, it was definitely Fable 2. I logged well over 50 hours by the time I was done.... If I had started playing Fallout 3 in 2008, I would already be nearly a 1/4 of the way to that 50 hour mark and barely into the game.

Yet strangely nowhere to be seen in the GOTY awards. The Game was Epic and easily the best 360 game this year
youre right that dead space was one helluva game, but im gonna have to go with condemned 2 for nearly the same reasons you gave for dead space. c2's graphics were excellent and the atmosphere was diverse, haunting, and interesting. the sound was equally as good as dead space if not better and the hand to hand and melee combat was brutally visceral and fun. the story definitely kept your attention and certain situations like the one in a log cabin were extremely memorable. the entire game was a blast that i highly recommend especially if you enjoyed dead space. i know a lot of people havent played either of the condemneds but i cant recommend them enough. it ties with mgs4 for the best game of 2008 for me.

That is true and im like 1/4 also through the game and I already have almost 50 hours of gameplay beyond that it is a great game. Different style of RPG I ever played and im liking it throughout the exploration.
