I want a game that has good single player and multiplayer (online and off), but I don't know which one to get. I already have Gears and don't want Rainbow Six. Any suggestions?

I am planning on buying a new game and have narrowed it down to FEAR or Oblivion, but cannot decide between the two. I have XBOX Live, but am not sure whether I would get much out of FEAR if the community is not very large. Which would anyone recommend?

I'm planning on getting either GRAW 2 or R6: V, but I am unsure which one I want. I have played the demos for both and enjoyed both, but can't decide (although I'm leaning towards GRAW 2)

I am hopefully looking for input on the following for both games:

Single Player: Length, Fun, Difficulty, etc.

Multiplayer: # Different Game Modes, Size of Online Community, Fun, etc.
