So, Im thinking about the scene in which the narrator is talking on the phone to the arson detective downstairs, while Tyler is having sex with Marla upstairs. This is going on at the same time. Where is the maincharacter actually? Downstairs on the phone, or upstairs with Marla?

Watch it again. The sounds from upstairs stop as soon as he picks up the phone (meaning he is upstairs doing the no-pants dance and imagining himself in the kitchen).

The best I can figure, he's having sex as Tyler Durdan, the phone rings, so he goes down to answer it as The Narrator. "It's called a changeover. The movie goes on, and no one in the audience has any idea."

I would assume if both events are happening that night that they weren't happening at the same time but his mind made it so he thought they were.

Yeah it's still worth it. At least I think it is. There are a lot of interesting quotes, and the ending is very different.
