You'll probably have to start selling organs to afford living there.

Yes, but you don't want to live there.

Edit- It's not gonna be in Miami beach :P.

LOL. I was going to say the same thing.

Miami is one of the worst/most dangerous cities in America. If you can afford to live on the beach it's great, other than that it's one giant ghetto. $500 I'm sure puts you FIRMLY into ghetto territory. People that have to work in Miami probably live in areas like Weston, Aventura, commute from Fort Lauderdale, etc. You can probably find something 1-2 bedrooms in a less dangerous area for 750 (no way 3 bedrooms) but its' probably going to be 30 minutes minimum to the beaches.

BTW Tampa, Sarasota and Southwest Florida in general are MILES more affordable for renters. Also places like St. Augustine up in northeast Florida. My advice: stay the hell out of Miami unless you really have a reason to be there (i.e. job relocation forcing you down there).

Rent money is dead money. You should start thinking about the long term in home ownership

I'm a fan of home ownership, but it's not always that easy of an evaluation. A lot of money paid every month is "dead money" as well (insurance, property taxes, maintenance, etc). There's definitely an upside to renting, just as there's an upside to home ownership.

I'm in Broward (where, ft lauderdale and weston are located), I also go to Miami quite frequently. 500 dollars doesn't firmly put you in the "hood" or ghetto if you look right, but in most cases 500 dollars will put you in the Crack hood right behind churchills pub, where they got shootings and all that fun stuff, or somewhere like it. For anything decent expect to pay at least 1000 dollars a month. I agree Sarasota is nice and the beach is beautiful I was just there this weekend.

Agree here. Tampa is great, Ft. Lauderdale is pretty too. TC, you don't want to live in Miami unless you're super rich or work for the cartel.

Looks like you can find them anywhere from $1000 - $2000 depending on quality and location (although closer to $2000 than 1). Also a good search is not very difficult. Here's a good site for ya. http://www.apartments.com/search/?query=Miami%20Beach,%20FL&bedchkvalue=2&bathchkvalue=&Neighborhoods=&PropertyType=&HousingType=&Amenity=,&numListings=10&stype=refine

That's why i said "long term". It is not something that can be taken easily, and without some considerable thought and planning.

Home ownership is probably the way to go just because housing has fallen so much. But even now it's not so cut and dry. It's only an OPTION if you are looking to stay in an area for 5+ years IMHO, if you buy a house then need to move after a year or two it can be financially devastating.

Your suggestion for home ownership would have been a miserable failure if suggested 2006 though. even if people did put lots of thought into it and planned on staying forever the forces of the housing market were against them. Houses where I live that were going for $500,000 are now under $200,000. So people that took mortgages out on houses like that are all no longer making payments, foreclosing, ruining their credit, etc. Either that or they are sitting on hundreds of thousands of losses while continuing to make payments they can probably barely afford.

Owning a home can be hella expensive in it's own right even assuming your principial value remains stable. Closing costs right off the top are basically a year's rent or more. Some homes (nicer ones) are in HOA's that can go from $200-$1000+ a month just for HOA dues. Property taxes on a $200,000 home can be $2000 a year or more. Maintenance aint cheap either (especially in Florida if you have alot of landscaping to maintain) Bare minimum you proably sacrificing 2 years worth of rents in a for each time you transact on a home and then combine those incidental expenses of owning a home...
