Two words: Demon's Souls.
I saw nothing but a few video clips from that game and got interested. Time goes by and you start hearing things by word of mouth. People talking about the difficulty, praising the atmosphere, and talking about how satisfying victory is.
The game comes out in limited quantities and sells way more then they expected to the point of needing a second pressing.
Now here comes Heavy Rain. It's been quiet for a while. Now the more time goes on, the more we see about it and people are starting to get hyped. It, just like Demon's Souls, comes off as a very "niche" title.
Thus far, Heavy Rain has been lauded for being different and, even after some initial mocking at it's level of pretentiousness, reviewers that have played preview builds talk about how unique it is in that the mundane everyday activities in the game make you care more about the characters when the big moments happen.
Demon's Souls scored a 9.0 here and won Game Of The Year for being the most unique innovative game to come out this year. It's got there mainly based on words of mouth. Heavy Rain is starting to get the same treatment.
