All Microsoft 1st party games and EA Vault games (if you have Game Pass Ultimate) are in the service permanently..
3rd party titles tend to stay in the service for a loooooong time.. I've never had any issue completing a game that was in the service, even if i started the title way after it was announced to be on board.. even then, they give you plenty of notice that a title is leaving (more than a month's time) so you can decide if you want to finish the game or purchase it..
If you do decide to purchase a game before it leaves Game Pass, you get a 20% discount..
So you get to try games before you buy them, complete the games you try, and purchase the games you really like for 20% off.. there is literally no downside..
