I would call it a port since its a remake of Ninja Gaiden with a few new features. But regardless, the game looks great and should be a boon to those diehard PS fans who missed out on the original.

A port is a game for a different platform with minimal or not changes. The changes to NGS for the PS3 are significant. New graphics (which are a big update, and look great), new levels, a new character to play, new cutscenes...
It's not a new game, but because of the significant amount of new content i'd say it's a remake.

Look alright, Ninja Gaiden Sigma is exclusive, but only because it is a different version of Ninja Gaiden on the xbox. The main game isn't exclusive but the new expansion content within NGS is exclusive. You are just getting expansion content and updated graphics, the story is the same!

Its a touched up version of the NGB for Xbox plus has some missions with Rachel.
Other than that its just an old game with a new paint job.

NGS is a "remake". Resident Evil 4 and GH2 are "port". Of course ports could have extra content. Sports games are "remake" of the past installments. If you take Madden 05 and 04, you'll say they are similar, but truth is 05 have better texture, more content, and features to constitute it as a "remake" of 04. The same situation with NGS
