Depends on what you mean by replay value, if you mean replaying the main single player story I do not think that those games have very much replay value at all.

The game that has gotten the most replays from me on the Xbox 360 so far has been Silent Hill Homecoming.

I like achievements but some of them are pretty hard to get... Such as the one I am trying on Condemned right now where you need to collect a whole bunch of dead birds...

I havn't come across any quite as evil as the ones in Assassin's Creed where you need to collect all the flags... Thats just wrong.

I think Condemned might be one, actually.
